What must I bring with me to tour an apartment?
All visitors coming to tour will need to be wearing a mask and provide us with a valid government issued photo ID such as a valid Driver's License, Passport, State ID or Military ID.
What are your application and administration charges?
App Fee: $125 Administration Fee: $325 Deposit: $1000 or monthly deposit premium option provided.
What are the income and credit qualifications?
3 times the monthly rent, required proof of income, 3rd party credit screen
What is acceptable proof of income to sign a lease?
In order to qualify for your apartment home, you must have approved credit as well as be able to provide proof of income that is equal to or greater than 3 times the rent for the apartment you are applying for. 2 most current pay stubs, 2 most current months of bank statements, offer letter, or current W2.
What happens if I qualify for an apartment, but my roommate does not?
Unfortunately, only qualified applicants are permitted to live at the community.
Is my security deposit totally refundable?
Security deposit is refundable after move out but may subject to charges for damages found during the post move out inspection process performed by the onsite team. Only if you choose to opt out of the Monthly premium option which is not refundable.
If I get a job transfer, can I break the lease?
Yes, you can. During your lease signing you will select one of two lease termination options listed on your Early Lease Termination Addendum. In the event that you do in fact have to break your lease we will use the option that you personally selected during signing for the appropriate termination fees.
Can I change to a month-to-month lease plan after my first year?
If applicable, you will receive your renewal options approximately 90 days prior to your lease expiring. These options may include rates for month to month lease term.
Do you accept short term leases?
We do not offer leases under 12 months, subject to change
Am I required to have renters insurance?
Yes, $100,000 personal liablity and the policy must have your unit and list all adults on the lease.

If something needs to be repaired in my apartment, how do I report it?
Please contact the office, via phone, email, or resident portal
When is my rent payment due?
Rent is due on the 1st of each month, this includes holidays
What day of the month am I liable for a late charge?
Rent is due on the 1st of the month and late fees begin on the 4th.
Is there a place where I can pay my rent after office hours?
Yes, you may pay your rent through the online resident portal at any time, please note that we do not accept payments made by check or money order. We only accept electronic payments or e-money orders.
There is a person who might be staying with me for a while, is that permitted by the lease?
No more than 7 consecutive days
Do you have reserved parking?
Yes, reserved tandem parking spaces are available.
I have a motorcycle, where can I park it?
Designated motorcycle parking is located on the 4th floor of each parking garage.
My children live with me in the summer; do I need to notify your office when they arrive?
Yes, the office should be made aware and they should be added to the lease as minor occupants.
Can I install my satellite dish at my apartment?
Yes, however a satellite dish may not be attached to the building or placed on the grounds of the community.
Do you have cable services?
Yes, Hotwire Communications provides cable, phone and internet services to all of our residents.
Does the property have a fitness center?
Yes, we have a 24-hour fitness and cycling studio available on the 8th floor of tower B.
Does the property have a swimming pool?
Yes, we have a saltwater pool located on level 8 of tower B.
Does the property offer on-site recycling?
Are gas grills permitted at your property?
No, the property has gas and electric grills onsite for residents to use.
Is there any additional storage space available at your property?
Please call leasing office for details
Are residents permitted to paint their apartment?
Residents are welcome to paint their apartments, but will need to make arrangements or plan on priming the painted areas before moving out of their apartment. Residents are required to return the apartment over to management in the same condition as received at move-in.
Will you accept my delivery packages for me?
No, all packages will be delivered to the package locker system.
